Lanseria Corporate Estate has been planned as an environmentally friendly and eco-sensitive development.
Developer & Town Planning
The land comprising Lanseria Corporate Estate was assembled in the 1990’s with the vision of developing an industrial park as the city developed in the direction of Lanseria.
Lanseria Corporate Estate covers 90 hectares and a total of 169 industrial stands ranging in size from 3500m2 to 7300m2 are available for purchase.
Buildings fronting onto the streets have a standard set back to provide for a landscaped parking court between the road and the buildings which will ensure a uniform vista and streetscape throughout the estate. The distance between buildings on opposite sides of the road will generally be 67 metres along the main boulevard and approximately 58 metres along all other roads. The office component of each development will generally be located to front onto the road with the factory or warehouse and service yards located to the rear of the sites. Security walls and fences for each site will be set back in line with the office facade ensuring that the visual impact of security at the street edge is minimised.
Lanseria Corporate Estate has been planned as an environmentally friendly and eco-sensitive development. This is reflected in such features as on-site sewer treatment and its reticulation for irrigation purposes, on-site storm-water management and grey water management, as well as in the open spaces and tree lined roads and boulevard. The landscaping of each stand will be controlled to provide for uniformity and consistent quality. The maintenance and irrigation of the landscaping will be undertaken by the Property Owners Association to ensure effective landscape management of all public and visible private spaces.
The estate will be surrounded by a dual perimeter fence line and access to and from the park is controlled at the entrance gate. The dual fence line ensures that in the event that the outer perimeter is breached, security guards can respond before the inner perimeter is breached. Access at the entrance gate will be monitored by state of the art security equipment providing a secure environment 24 hours per day. High tech security monitoring systems along the Estate boundary assists to provide a safe and secure environment.
The development undertaken on each site will be in accordance with the architectural guidelines and all building plans will be required to be approved by the Property Owners Association. The architectural and building control guidelines are intended to create a quality public environment with a positive relationship between the building facade and the streetscape. The design review process will include consideration of both storm water management and grey water management at the individual site level. Attention will also be given to on-site landscaping to encourage green spaces and an eco friendly environment. Modern innovative yet simple designs that respond to the climate and sustainable architecture will be encouraged. The architecture will be essentially white in colour and in respect of the office component be predominantly masonry based.
